We’re the UK’s foremost name in bespoke garden annexes. Our homes are unequalled for their design flair and build quality, and every iHus annexe features a 10-year insurance-backed guarantee.
Our experts even handle all aspects of planning to make the whole process stress-free. It’s good to know we also tailor our approach around needs and aspirations, from our free opening site consultation to our generous choice of finishing touches.
Every single iHus annexe is protected by
a copper-bottomed 10-year guarantee against faulty workmanship. Insurance-
backed, it covers both the annexe
structure and all groundworks.
It’s also good to know we boast more
than three decades in construction and
some 400 luxury garden annexes
nationwide to our name, so you can trust
us to deliver a home you’ll love for many
years to come.
Obtaining planning permissions from
the Local Planning Authority for your
annexe build is a vital part of our service
– and we’re successful nine times out of
Our favoured route is to pursue a
householder planning application. But if
this fails we can also submit a Caravan
Act application, which can often gain us
the permission we need to build.
We have the perfect iHus to match your
needs to perfection. You can choose
from our impressive collection of
luxurious one and two-bed annexes
from as little as £82,669 – or we can
create a completely customised home
to your exact specifications.
All our annexes begin life at our
workshops in South Yorkshire, where we
also source our enviable selections of
high quality fixtures and fittings.
Gaining planning consent from Local
Planning Authority (LPA) is the first
stage. Then we map out a convenient
building schedule with you.
Thanks to our smart production
facilities and ultra-efficient planning, we
can generally construct an iHus annexe
in as little as seven weeks. That includes
everything from the groundworks up –
all the way to our rigorous post-build
One of the big differences between an iHus annexe and any other on the market is the choice we give you to customise your home.
Begin by selecting your ideal iHus base model with the perfect footprint for you. Then it’s choices galore as you mix and match from hundreds of specification and upgrade options. That includes external features such as rooflines and colourways as well as a myriad of internal details, from kitchens and bathrooms to ironmongery and flooring.
We even use computer generated images and virtual reality walk-throughs to give you a real sense of how your new home will look and feel.
Better still, you can alter your window and door placements and general layout to suit you down to the ground. And our specialist builders will be with you all the way to help create your dream annexe home.
Although you can customise our range of models to your heart's content, we're also happy to work with you from scratch to design you a completely bespoke garden home. The only constraints here are planning restrictions. So if you really want to create your very own grand design, we'll help to make your perfect home a reality.
When you first consider investing in a luxury iHus we start by offering you a free online meeting. This is where we can get to know you a little better and begin to understand your individual needs. We also provide you with a free planning report, in which we outline the potential of your garden plot. This gives us a useful starting point for discussing the type and size of annexe home you can expect to build.
We’re well aware of the impact building homes can make on our world. That’s why we’ve scrutinised every facet of our activity and taken steps to minimise our footprint.
For starters, we construct our annexes offsite in our purpose-built production facility – the cleanest, greenest way of building. We also use virtually no concrete in the
construction of our foundations and groundworks. And all our timber is harvested from specially grown forests which are continually re-planted to form a sustainable resource.
Importantly, we insist on using minimal polyurethane – and no gas or oil - in the production process, whilst our decking and insulation material is formed from recycled
products. Indeed, as a company we’re embracing Biffa – the highest standards of recycling.
Over the past two decades we’ve brought the freedom of independence to individuals across every part of the UK with our stunning collection of detached homes. Better still, we’ve enabled families to enjoy all the benefits of true multigenerational living.
To date we’ve planned and built over 400 iHus high-quality annexes, so you can trust us to deliver a place you’ll be proud to call your home.
Everyone’s needs and wish-list is different, so we offer lots of choice at every stage to ensure your new home is simply perfect. Indeed, each annexe design in our stylish collection really is just the starting point, which is why no two iHus homes are ever identical.
For the ultimate in flexibility, each is available in three different sizes and with one or two bedroom options – and you can select from a flat or pitched roof across our entire collection. But the choices don’t end there. We also give you the opportunity to fully customise your iHus to reflect your needs and individual style. And our experts will be by your side to help you choose from our generous menu of options and finishes.
