We recently covered some of our favourite two-bedroom builds, now it’s time to concentrate on our most popular and treasured one bedroom granny annexes.

You may have thought to yourself, will a one bedroom build be big enough for my needs? This is understandable, and every family will have worries about whether an annexe will be big enough, especially when downsizing from a larger family home.

It’s an adjustment, particularly when the house has been in the family for a long time, as there will always be an emotional attachment. However, there are also lots of positives to downsizing; you’ll gain a more manageable space and won’t have to skimp on quality thanks to our high build spec.

In later life, it could be because your children are getting under your feet at home and this is a new space to help them “fly the nest”.

Whatever the reason, here are some of our ideas to make the most of the space and give you confidence in a one bedroom granny annexe:

  • Furniture Planning: If you’re not sure how you’ll fit in all the items that you want, sketch out a rough plan of how you would arrange your furniture in the annexe. This can help you visualise how your essential items can fit comfortably. Our designers will also be happy to help with the layout of your furniture if you’re struggling.
  • Decluttering Exercise: Take an inventory of your belongings and identify items you can declutter or downsize. This exercise can help you determine what you truly need and what can be accommodated.
  • Prioritise Your Space: Identify your top priorities for how you’ll use your space. For example, having a designated library space might be crucial if you’re a keen reader. If you entertain guests frequently, you might prioritise a larger living or dining area. Whatever your needs, you can design your annexe bespoke to your lifestyle.
  • Tactical Storage Solutions: Find storage solutions that double up as multi-functional furniture like ottomans with hidden storage. Maximising vertical space can also help create additional storage options.
  • Visit Similar Properties: Visit other granny annexes to get a comparative idea of their space and layout. This can help you understand common features.   • Consult with Experts: Work with our annexe designers, an interior designer or space planning professionals. They can provide insights and recommendations tailored to your specific needs. The Bawtry

As one of our most popular one-bedroom annexes, the Bawtry granny annexe is the perfect choice for elderly care or an independent young adult looking for their first home. At just over 383 sq ft, even though it is one of the smaller annexes we offer, it still has plenty of room for your needs.

The Hickleton

The Hickleton One Bedroom Granny Annexe

While The Bawtry is one of the smaller annexes in our range, the Hickleton is the opposite – the largest of our one-bedroom annexes. All three footprints boast a spacious open-plan living area with a galley-style kitchen adjacent. At 590 square feet, it better suits a larger plot but it also means you have much more space internally.
