Small doesn’t mean cramped! If you are looking for a small granny annexe, maybe because you want to downsize, but still want a functional amount of living space, then look no further. IHUS have a range of annexes to suit all requirements and budgets. Browse some of our most popular smaller granny annexes below.

Small but Beautiful

The thought of moving into a smaller space is terrifying for some people but if you are looking for a granny annexe, you likely want a small space that is manageable and practical. Downsizing to a small granny annexe is the perfect solution for an elderly parent who doesn’t want to have to manage their own large property. First-time buyers are also attracted to the idea of a small granny annexe as their first home.

At iHUS we think we have mastered small but functional living spaces – each of the small granny annexes you see below offer a practical layout that maximises space. Our Core range offers a choice of smaller one- and two-bedroom annexes from just £72,100. Each of our core models is available in three sizes, with flat or pitched roof options. Your annexe build also comes with a ten-year guarantee as standard, plus you can customise your build with a range of options and finishes to give it that homely feel.

Top 5 Small Granny Annexes

Here are some of our most popular smaller options. Please note that the models listed are available in three sizes – the measurements shown below are for our standard models.

One bedroom

The Cantley (7.5m x 3.5m) One of our most popular annexes for independent living, the Cantley floorplan is designed to maximise living space but keep things simple. It will easily fit into most back gardens and features a practical layout, including a spacious kitchen and shower room.

The Bawtry (6.0m x 4.7m)

One of our most popular one-bedroom annexes, the small but practical Bawtry is a great choice for an elderly relative or an independent young adult looking for their first home. Featuring a generous combined living and kitchen area, the Bawtry has a sociable feeling layout whilst still being perfectly petite.

The Dunscroft (8.0m x 5.5m)

The Dunscroft is a small granny annexe but the space feels more dynamic due to the unique L-shape design. Including a U-shaped kitchen area, separate shower room and bedroom, the Dunscroft is on the larger side of small but would still fit comfortably into the average back garden. The L-Shape model is also the perfect shape for a corner plot of your garden.

Two bedrooms

The Cadeby (9.5m x 5.0m)

If you love open-plan living and want a kitchen set apart from the main living area, the Cadeby would be a perfect choice. One of our smaller two-bedroom models, the Cadeby offers spaces, style and comfort, whilst still being a practical size.
