Things to consider when you are thinking of building an Annexe – Financial
What do your prices include?
We are a turnkey provider; our core annexe prices include:
- General ground works and foundations
- 10 meters of service run connecting the annexe to the main house for water, electric and sewage.
- Exterior weatherboard cladding
- A flat EPDM rubber roof, a pitched roof is available for an additional cost
- PVC-U windows and doors
- A kitchen including single oven, ceramic hob, extractor, units, worktop, and a single bowl sink with draining board
- A shower room including a shower tray with dual shower head, a WC, floating vanity unit sink, and chrome towel rail. A wet room is available for an additional cost
- Laminate flooring in the living and bedroom areas, vinyl flooring in the shower room
- Electric radiators throughout
- Hot water heating system
What do I pay and when?
The virtual consultation and site visit are at no cost. The planning fee of £2200 and a £2000 commitment to build deposit would be the first financial outlay. A further 10% when planning is approved, then 15% to secure a build start date, these two payments can be close together. Then 60% when the structure is delivered, and the final 15% is required 2 days prior to the key handover.
Do you offer finance?
No we don’t. We can however introduce you to a financial partner, but the advice provided would be their own.
Can I mortgage my annexe?
No as it is ancillary to the main home, and not a stand-alone dwelling.
Do your prices include VAT?
Our annexes are VAT exempt, as they comply with the caravan act. Anything larger than 20 meters by 6.8 meters would be VAT payable as that wouldn’t comply with the caravan act.
Will I have to pay council tax for my annexe?
Most councils offer a 50% discount, or in some cases if the occupier is classed as ‘dependent’, they are exempt. Dependent is classed as being over 65, substantially or permanently disabled, or severely mentally impaired. However, each council is different.
What guarantees and warrantees are in place?
Each annexe comes with a 10-year build guarantee against defects in workmanship. Then individual items have their own manufacturer warrantee, i.e. kitchen appliances, radiators, flooring, cladding etc.

How do I insure my annexe?
Most of our previous customers contact their current home insurer and add the annexe to their existing policy. However it can be insured separately, and we have a preferred insurance partner that we can introduce you to who can assist you with this if for any reason your existing provider cannot assist you.
