Job Description

We are looking for a practical, organised and proactive Groundworks Lead to support the early stages of our annexe construction projects.

This is a key operational role, focused on making sure each project gets off to the right start. The Groundworks Lead will be responsible for carrying out groundworks site surveys, preparing materials take-offs, liaising with subcontract groundworks teams, and attending site during the first couple of days of the build to ensure works begin smoothly. Requires someone confident, hands-on and capable of taking control of the groundworks preparation and early site coordination.

You will work closely with Project Managers, subcontractors, Purchasing, Design and Operations to ensure site conditions, access, drainage, levels, materials and groundworks requirements are understood before works commence.

Key Responsibilities

As Groundworks Lead, your duties will include:

Carrying out detailed groundworks site surveys before works begin
Reviewing site access, drainage, service routes, levels, spoil, obstructions and other groundworks-related risks
Preparing accurate groundworks materials take-offs to support purchasing and planning
Liaising with subcontract groundworks teams to confirm scope, expectations, access requirements, plant, materials and programme
Attending site during the first couple of days of the build to ensure a positive and organised start
Supporting early setting out, site preparation and groundworks coordination
Working closely with Project Managers to ensure they have the right groundworks information before site start
Identifying and escalating risks that could affect cost, programme, quality or safety
Ensuring site photographs, survey notes and groundworks information are recorded clearly and shared with the relevant teams
Helping reduce avoidable delays by ensuring sites are properly prepared before works begin
Supporting a smooth handover from groundworks into the main build phase

About You

We are looking for someone who is practical, reliable and confident working on site & in the office.

The ideal candidate will have:

Experience in groundworks, construction, site supervision or domestic building works.
A good understanding of drainage, excavation, service routes, access, levels and site preparation.
The ability to read and understand drawings, specifications and site information.
Confidence liaising with subcontractors and site teams.
Strong organisational skills and attention to detail.
The ability to identify potential issues before they become problems.
A proactive, solutions-focused approach.
Good communication skills and the confidence to challenge poor preparation or unclear information when needed.
A strong awareness of health and safety requirements relating to groundworks activity.
Confidence using digital systems, forms, photographs and basic reporting tools.

Desirable Experience

Groundworks or site-based construction background
Experience carrying out site surveys
Experience preparing materials take-offs
Knowledge of drainage, service connections and domestic construction works
SSSTS or similar site supervision qualification would be beneficial, but is not essential
Full UK driving licence
