Planning your granny annexe is an exciting time. And one of the first and most important decisions you will make is the layout of your self-contained annexe. Once you’ve chosen the layout, it will be time to get started on the build, and before you know it, you’ll be moving into your dream annexe.
What Should I Consider Before Choosing The Layout Of My Granny Annexe?
Before choosing the layout of your granny annexe, there are a few factors to take into consideration.
What Size Is The Garden?
The size of the garden is one of the most important factors as it will determine the size of your granny annexe. To have your planning permission approved first time around, we recommend that your annexe should not take up more than 50% of the garden. Depending on your garden size, this gives you an idea of how small or large you can go with your annexe. The size of the garden also determines whether you can have a decking area or patio on the outside of your annexe.
What Shape Is The Garden?
The shape of your back garden is also an important factor. For example, if your garden is a small corner plot, you may benefit from an L-shaped granny annexe rather than a rectangular-shaped annexe.
How Many Bedrooms Do You Want In Your Annexe?
Here at iHUS, we have a range of one-bedroom and two-bedroom annexes. Maybe a one-bedroom granny annexe is an ample space for you. Or perhaps you’d like a second bedroom for your grandchildren to sleepover. Alternatively, if the granny annexe is for your elderly parent, perhaps you require a second bedroom for a live-in carer.
Which Facilities Will You Share With The Main House?
To have planning permission approved, it’s important that you share some facilities with the house. This demonstrates that your granny annexe is not completely separate from the main dwelling. The shared facilities could be something as small as laundry facilities.
Outlining which facilities can be shared with the main house will help us plan the layout of your dream granny annexe. Once you have taken these factors into consideration, you should have a good idea of what size and shape you’d like your annexe to be. You can then, with our help and expert advice, choose from our range of luxury annexes.
Best Granny Annexe Layout For Small Gardens
Even if your garden is on the small side, we are sure to have a granny annexe that’s perfect for you. For example, The Cantley is the smallest annexe in our Core Annexe Range and fits comfortably into most back gardens. Or The Bawtry is one of our most popular smaller annexes and is great for smaller back gardens.
Best Granny Annexe Layout for Small Corner Plots
If your garden is a corner plot, you could opt for The Dunscroft. This L-shaped annexe offers open-plan living and plenty of space, even in a smaller corner plot.
Best Granny Annexe Layout For Large Corner Plots
If you have the luxury of having a larger corner plot, you could opt for The Hatfield. This is an extra-spacious L-shaped annexe with two good sized bedrooms. It would look amazing in any larger corner plot.
Best Granny Annexe Layout For Two Bedrooms
If you’d prefer a granny annexe with two bedrooms, there is plenty to choose from. The Loversall, for example, is one of our most popular two-bedroom annexes as it has a smaller footprint yet plenty of space. This annexe is great if you want two bedrooms but don’t have a lot of space.
Or you could opt for The Wheatley, which is our newest two-bedroom annexe. This amazing annexe provides a large amount of living space plus two decent sized bedrooms.
Best Granny Annexe Layout For Open-Plan Living
Open-plan living makes even the smallest space feel spacious. It also allows for a lot of natural light throughout the annexe. If you’d like a granny annexe which offers open-plan living, The Cadeby could be perfect for you. This annexe offers a central living area with plenty of open space and two bedrooms; one on either side of the annexe.
Or if you’re looking for something a little bit smaller, yet still with open-plan living, you might prefer The Hickleton. The Hickleton is a spacious one-bedroom granny annexe with an open-plan living space.
Bespoke Or Custom Granny Annexes
If the granny annexes in our range aren’t quite what you had in mind, we can design and build an annexe based on our range but with your bespoke requirements and preferences. Our Custom Annexes are perfect for conservation areas or Grand Designs enthusiasts who have always wanted to design and build their very own home but didn’t know how.
