It's vital from a planning perspective to know exactly what we mean by the term 'annexe'. An annexe must be an ancillary building to the principal family home, and every annexe has to be sited within the curtilage of this main home. At iHus we ensure our annexes are linked to the family house through a dedicated service run delivering power, water and sewerage services.

It's also important to note that current planning law forbids the construction of annexes in agricultural land such as paddocks or orchards.

Annexe Planning Permission

A key part of our service is obtaining the necessary permissions from your Local Planning Authority (LPA) to build your luxury granny annexe, which we achieve with a 95% success rate.

A householder planning application is our preferred method of obtaining permission to build. However, we can also submit a Caravan Act application, which if successful, will result in the LPA issuing a Certificate of Lawfulness (COL) - the permission we need to build.

1. Getting to know you
We begin by inviting you to an online face-to-face meeting for your free consultation. Here, we can talk through your individual circumstances - and begin to really grasp your needs and aspirations. It’s the first stage in creating your dream annexe. We chat through possible internal layouts and room dimensions too, sketching out the best possible uses of space to make your iHus just right for you. From choosing your number of bedrooms to incorporating lifestyle features, you’ll find this an exciting moment as you begin to visualise your new home. Importantly, we also discover more about the dimensions of your proposed building plot and your budget so we can begin to firm up our plans.
2. Planning permission taken care of
We meet with you in person at your site, so we can get to know you a little more and take detailed plot measurements. Then we prepare your formal application for planning permission. This is a particular strength of ours, and our specialists take care of all aspects of planning approvals for you. Better still, they’re so successful in gaining permission, we even offer a full refund guarantee.
3. Build & delivery of your iHus
We assign you your own iHus consultant who’ll help and guide you at every step through to the full completion of your annexe. 4. Moving into your new home

But any snags will be quickly taken care of by our aftercare team.
