What’s Included In The Cost Of A Granny Annexe?
Here at iHUS, we offer a full turnkey service. This basically means that everything you need is included in the price. All you have to do is move in!
Enjoy a free consultation where our experts will survey your garden and discuss your requirements before creating a detailed drawing of your granny annexe. You are also welcome to visit one of our previous annexes and have a chat with the owner (almost like a try before you buy!).
Then, we will take care of the whole planning permission process for you. Once planning permission has been obtained (it very very rarely gets rejected), we will get started on the build. Everything from the groundworks to the painting and decorating is completed to an incredibly high standard.
You will have a dedicated Site Manager who will oversee the day-to-day running of your granny annexe project.
Your granny annexe comes with a fully-fitted kitchen, standard shower room and other internal fixtures; all included in the price! You choose the laminate flooring, digital electric radiators or underfloor heating, internal doors, light switches and LED downlights. You can also choose from a variety of external finishes including cladding styles or colours.
You can also pay a little extra to upgrade to a bathroom/wet room or upgrade to premium kitchen appliances. Prices will also vary depending on whether you want additional external features, such as composite decking, bi-fold doors or balustrades.
And the best part is, all of our workmanship, including the granny annexe itself, comes with a ten-year guarantee as standard.
How Much Is A Granny Annexe: Economical Options?
We believe all our granny annexes are cost-effective, especially when compared to the rising costs of care homes and sheltered accommodation. However, we do have a number of annexes that are perfect for those with a small budget.
The Cosy Pods
Our Cosy Pod range was designed for people with a small budget who need an annexe fast. They are the smallest annexe we offer and are a popular choice for families who need a home for their ageing relative.
The Cosy Pods start at just £58,500 and we can complete the build in just 6 weeks once you have obtained planning permission. You can choose from two styles; modern or classic.
Unlike our other annexes, the planning permission process is not included in the price of the Cosy Pod. However, we are more than happy to take of it for you for a standalone fee of £2000.
The Cantley
The Cantley is the smallest and most economical annexe in our Core Annexe Range. It is perfect for independent living and starts at just £64,000. It features an open-plan living area, spacious bedroom and fully-fitted shower room. The Cantley can fit comfortably into most back gardens.
The Bawtry
The Bawtry, from our Core Annexe Range, is one of our most popular one-bedroom annexes and is much squarer in shape when compared to The Cantley. It would be a great choice for elderly care, or perhaps for a young adult starting out in their first home. The Bawtry starts at £65,000.
The Melton
If you’re looking for a two-bedroomed annexe, The Melton could be for you. It is the cheapest two-bedroom granny annexe in our Core Annexe Range. It starts at £91,300 and features a large open-plan kitchen/living space, shower room, master bedroom and smaller second bedroom.
How Much Is A Granny Annexe: Spacious One-Bedroom Options?
If you’re looking for a one-bedroom annexe, but you have a bigger budget and are looking for something with a little more space, we have a range of options within our Core Annexe Range.
The Dunscroft
The Dunscroft is our only L-shaped one-bedroom annexe. It starts at £88,300 and is perfect if your garden has a small corner plot. It features a spacious double bedroom, fully-fitted shower room and large open plan kitchen/dining and living area.
The Hickleton
This beautiful annexe is the largest one-bedroom annexe in our range (9 metres long and 6 metres wide). The Hickleton starts at £93,000 and features a spacious living area with a separate kitchen and large double bedroom.
How Much Is A Granny Annexe: Spacious Two-Bedroom Options?
If you have a bigger budget and don’t want to give up on space, one of our larger two-bedroom annexes could be just right for you. These annexes are truly luxurious and expansive. However, you require a larger garden.
The Hatfield
This L-shaped two-bedroom granny annexe is ideal for larger corner plots. It is the most expensive annexe in our Core Annexe Range and starts at £100,700. The Hatfield boasts two double bedrooms and a stunning open-plan living space.
The Wheatley
This gorgeous annexe is our most popular two-bedroom annexe. It’s a new designed, which was created based on valued customer feedback. It boasts two bedrooms, an open plan living area with plenty of space for a dining table, a beautiful kitchen, shower room and a separate storage room. It starts at £99,600.
Bespoke Granny Annexes
Each of the annexes in our Core Annexe Range is available in three sizes; Standard, Extra and Extra Plus. However, if you haven’t found what you’re looking for in our range, you can add your own design input to one of our annexes and create your very own bespoke annexe.
